Every development is different. We offer three partnership structures depending on what you bring to the table and how involved you want to be.

From Feasibility to Sold Out
The Development Process
A typical multi-unit development takes 18 to 30 months from initial assessment to completed sales. Here is how we move from raw land to a sold-out project.
Feasibility Assessment
We evaluate your land for development potential - zoning, access, utilities, market demand, and projected ROI. We assess what can be built, how many units the land supports, and what the expected sales price and timeline look like. You get a clear picture before committing.
Concept and Business Plan
Our team creates a development concept tailored to the site and market. This includes unit mix, pricing strategy, target buyer profile, construction budget, sales timeline, and full financial projections showing projected costs, revenues, and returns.
Architecture and Design
Our in-house architects design the full development - site planning, individual villa layouts, shared amenities, landscape design, and infrastructure. Every design decision is informed by what sells, what rents, and what performs in Bali's market.
Permits and Approvals
We manage all permit applications, building approvals, and regulatory submissions through our in-house legal team. Permits run in parallel with design to avoid delays. No third-party dependencies.
Construction and Delivery
Our 160-strong construction team builds the development under fixed-price contracts with milestone payments. Weekly progress reports, photo documentation, and budget tracking throughout. Construction quality matches our standard villa specification.
Sales and Marketing
Villas can be sold off-plan during construction or as completed units - we structure the sales strategy around what works best for your project.
