Casa
Uluwatu
Three-bedroom villas with private pools and rooftops built for the view, minutes from Uluwatu's cliffs and beach clubs. Sold out and finished.
The Project
Built For
The View.
Casa Uluwatu is a small development of three-bedroom villas in Pecatu, on the southern tip of the Bukit. This is the part of Bali people come to for the clifftops, the surf at Padang Padang, and beach clubs like Savaya and Single Fin. The villas were designed to make the most of all of it.
The defining move was the rooftop. A spiral stair climbs from the courtyard to a top floor set up for actual use - an outdoor lounge, a dining area, and an ocean outlook across the peninsula. In a market where the view is half the booking, that extra level does a lot of work.
Down at ground level, the layout is open-plan and built around a private pool, with timber, stone, and natural finishes carried throughout. Modern, but warm enough to feel like a holiday rather than a showroom.

Design Philosophy
Three Floors,
One View.
Most villas in this price bracket stop at two levels. Casa Uluwatu added a third - a rooftop - because in Uluwatu, height buys you the ocean. Getting there without the build feeling top-heavy was the design problem, and the answer was a light steel spiral stair that reads as a feature rather than an obstacle.
The material palette is deliberately tactile. Palimanan stone on the feature walls, teak panels on the ceilings, polished cement underfoot, Sukabumi tiles in the pool. These are materials that age well in Bali's climate and photograph beautifully under the kind of light the Bukit gets in the late afternoon.
Each villa came fully finished - furniture, sanitary, and kitchen appliances included - so owners could move it straight into rental or their own use without a fit-out phase.

The Builder
Why Balitecture
What it meant to develop with us on a project like Casa Uluwatu.
01
Designed In-House
Casa Uluwatu was drawn in Balitecture's Kerobokan studio. The architects who designed it ran the build on site, with our own project management and quality control on the ground every week.
02
The Rooftop Was the Point
In Uluwatu, the view sells the villa. Casa Uluwatu put a usable rooftop on every unit - outdoor lounge, dining, and an ocean outlook over the Bukit. It is the space guests photograph and the reason they rebook.
03
Designed for Real Living
Open-plan living, a private pool, and natural materials throughout. Every decision was made for how the villa actually feels to live in, not just how it looked in a render.
04
Australian Founded
Balitecture was started by Australians who invest in Bali themselves. We build the way we would want our own money built - because a lot of the time, it is.
05
Track Record of 200+ Projects
Casa Uluwatu was one of 200+ completed projects across more than a decade in Bali. The quality standard it was built to is the one we apply to every project.
06
Full Management Available
Our property team was on hand post-handover for the lot: bookings, guests, maintenance, and monthly owner reporting. Owners stayed as hands-off as they wanted.
What's Next
Casa
is Sold.
Casa Uluwatu sold out. If a rooftop villa in Uluwatu is what you are after, we have active developments in the same area now - or we can build you something custom on land you own or that we help you find.
Nara Villas and Suku Residences are both selling in Uluwatu, off-plan, at today's pricing.
“They made the process extremely easy and take care of absolutely everything. We loved the weekly updates with photos during construction. Seeing those renders come to life was awesome. Highly recommend Balitecture and their rental team to work with.”
