The Project
Ten.
In Sanskrit.
Dasa means ten. The name nods to the scale: a boutique resort-style cluster in Pecatu, on the Uluwatu side of the Bukit, a few minutes from Sundays Beach Club and Savaya. Twelve villas in the end, across one, two, and three-bedroom layouts, each with its own pool and its own gated arrival.
The brief was contemporary, but not cold. Concrete and dark frames, softened by teakwood ceilings, climbing greenery, and rooftops you would actually use. The villas read as modern from the street and warm once you are inside them, which is the balance Uluwatu's rental market rewards.
In 2025 the project won an International Property Award for Residential Development in Indonesia. It sold out before completion. Both of those things came down to the same thing: getting the fundamentals right and not cutting corners where guests would notice.

Dasa Uluwatu took the category for Indonesia in 2025 - one of two wins for Balitecture that year, alongside the Tukad Huts three-bedroom for architecture.
The Villas
Design Philosophy
Modern.
Then Warm.
A lot of contemporary villas in Bali photograph well and feel sterile in person. Dasa Uluwatu was designed to avoid that. The bones are modern - clean concrete, dark joinery, big sliding glass - but the materials that meet the skin are warm. Teakwood ceilings. Stone walls. Planting that spills off the rooftops.
The rooftops earn their keep. Rather than a flat slab nobody visits, each villa got a usable top floor: a covered pergola, an outdoor shower, room for a sauna and an ice bath if the owner wanted the wellness setup. In Uluwatu, where the appeal is the climate and the view, that extra outdoor space is what guests book for.
Inside, the villas came semi-furnished with the things that matter - kitchen, built-in joinery, appliances - so owners could add their own layer without starting from a bare shell. A 24/7 butler service rounded it out.
