Dasa Uluwatu

Dasa Uluwatu is an award-winning development of contemporary villas in Pecatu, on the Uluwatu side of the Bukit, a few minutes from Sundays Beach Club and Savaya. Dasa means ten in Sanskrit, a nod to the scale of this boutique resort-style cluster. It came to twelve villas in the end, across one, two and three-bedroom layouts, each with its own pool and its own gated arrival.

The brief was contemporary, but not cold: concrete and dark frames, softened by teakwood ceilings, climbing greenery and rooftops you would actually use. The villas read as modern from the street and warm once you are inside them, which is the balance Uluwatu's rental market rewards.

A lot of contemporary villas in Bali photograph well and feel sterile in person. Dasa Uluwatu was designed to avoid that. The bones are modern, with clean concrete, dark joinery and big sliding glass, but the materials that meet the skin are warm: teakwood ceilings, stone walls and planting that spills off the rooftops.

The rooftops earn their keep. Rather than a flat slab nobody visits, each villa got a usable top floor: a covered pergola, an outdoor shower, and room for a sauna and an ice bath if the owner wanted the wellness setup. In Uluwatu, where the appeal is the climate and the view, that extra outdoor space is what guests book for.

Inside, the villas came semi-furnished with the things that matter (kitchen, built-in joinery and appliances), so owners could add their own layer without starting from a bare shell. A 24/7 butler service rounded it out. After handover, our property team handled the lot: bookings, guests, maintenance and monthly owner reporting. Owners stayed as hands-off as they wanted. Tenure was leasehold, 25 years plus a 25-year extension.

Dasa Uluwatu was drawn in Balitecture's Kerobokan studio. The architects who designed it ran the build on site, week after week, with our own project management and quality control. Open-plan layouts, private pools, teakwood ceilings, rooftop lounges: every choice was made for how the villa feels to live in.

In 2025 the project won an International Property Award in the Asia Pacific region, taking the Residential Development 10-19 Units category for Indonesia. It was one of two wins for Balitecture that year, alongside the Tukad Huts three-bedroom for architecture. The win came down to getting the fundamentals right and not cutting corners where guests would notice.
