Desa Hut

Desa Hut is a completed boutique villa development in Kerobokan, Bali, with four villa types across one and two-bedroom layouts: Casita Pasir, Casita Hitam, Casita Alas and The Hut. Balitecture designed it as a small community of casitas and huts, four distinct designs sharing one quiet rice-field setting, with private pools and locally sourced materials throughout.

Desa means village, and that was the idea. Rather than stamp out one design across the whole site, Desa Hut brought together four distinct villa types in Kerobokan, the rice-field belt between Seminyak and Canggu. The area sits in the middle of everything, seven minutes from Petitenget Beach and close to the beach clubs.

There were two one-bedroom casitas, Pasir and Hitam, each with its own material palette and personality. Then two larger two-bedroom homes: Casita Alas in a Tropical Mediterranean style, and The Hut, a more classic modern-tropical layout with rice-field views. Every villa had its own private pool and gated garden.

The variety is what made it feel like a place rather than a product. Four distinct designs are harder to design and build than a single repeated unit, and that effort is what kept the development from feeling like a row of clones.

Each villa type at Desa Hut was given its own character through its materials, most of it locally sourced and suited to Bali's climate. The casitas leaned into roster terracotta and natural timber. Casita Pasir paired roster terracotta walls with a Galam wood ceiling and sandstone pavers, while Casita Hitam used black roster terracotta, a bamboo mat ceiling and an ironwood deck.

The Hut used Jimbaran stone, a teak panel ceiling and a Bengkirai deck, with views over the rice fields. Casita Alas went Mediterranean with Jimbaran stone, alang-alang thatch and polished cement.

Different on the surface, the four types were consistent underneath. All of them came fully finished, with furniture, sanitary and kitchen appliances included, and all sat on a 30-year leasehold with a 30-year extension.

Every villa type was drawn in Balitecture's Kerobokan studio and built by our own team, with project management and quality control on site through the whole build. After handover, our property team handled bookings, guests, maintenance and monthly owner reporting, so owners could stay hands-off.

Casita Alas, the Tropical Mediterranean two-bedroom from this collection, has since gone on to a new life as the basis of Balitecture's Kerobokan development of the same name.
