We provide a complete end-to-end property development and maintenance service throughout the Island and internationally. From our widely popular 1-bedroom ‘hut’ villas to 5-star resorts, no project is too small or too large.
Qualification
- Proven experience in quality control within the construction industry.
- Strong knowledge of construction processes, materials, and standards.
- Excellent attention to detail and problem-solving skills.
- Ability to work independently and as part of a team.
- Strong communication and coordination skills.
- Ability to manage multiple projects simultaneously.
- Proficiency in relevant software and tools.
- Strong written and verbal communication skills in English.
General Responsibilities
Subcontractor Coordination :
- Ensure all subcontractors are fully briefed on project specifications and quality standards with the help of the project manager and the rest of the team during the kickoff meeting.
Site Assessment :
– Verify the correct plot of land and identify suitable construction spots.
Setting Out :
– Ensure the initial site setup aligns with the architectural drawings.
Construction Monitoring :
- Work closely with the project manager and QS to ensure subcontractors adhere to the construction schedule and quality standards.
Quality Checks :
– Regularly verify that construction aligns with drawings and maintains to company quality standards.
– Along with the project manager, regularly update management about the project status, issues, deviations, or slow progress.
Technical Responsibilities
Material Inspection :
- Verify that rebar specifications match the Bill of Quantities (BOQ) and drawings.
- Confirm that the concrete mix and curing process meet specifications.
- Ensure the brick specification and mortar mix match the BOQ and drawings.
- Check that backfilling materials meet BOQ and drawing specifications.
Structural Assessment :
- Ensure all structural elements, including foundations and framing, are built to code and design specifications in coordination with the engineer.
- Confirm that critical areas such as roofs and pool structures are correctly waterproofed.
- Check that all surfaces are correctly prepared for finishing, including walls, floors, and ceilings.
Final Stages:
- Prepare a lockable room for the safekeeping of items such as sanitary ware, taps, appliances, fittings, and any other items ordered or sent by company upon their arrival on site, and maintain responsibility for the key.
- Ensure that any furniture arriving on site is secured and protected, coordinating with purchasing/procurement.
- Coordinate with the project manager and purchasing/procurement for the timely installation of interiors, appliances, and furniture.
- Oversee the installation quality of any fittings, interior work from vendors, furniture, etc.
- Oversee the release of items from the locked room as needed.
- Ensure the project is ready for handover to villa management.
- Be present with villa management during the setup of the welcome pack if needed, to address any concerns, issues, or snags that need fixing, and coordinate with QS or purchasing/procurement.
- Evaluate contractor performance and provide recommendations to company on whether to retain or dismiss a contractor based on the quality of work and on-site observations.
- Conduct a thorough final inspection to ensure all work meets Company quality standards and aligns with the BOQ and drawings.

Responsibilities & Tasks
Documentation Management :
- Oversee all architectural-related documents between contractors and Balitecture, ensuring they are up-to-date and accurately filed.
- Track RFI (Request for Information) forms submitted to architects and ensure timely responses by following up with key personnel.
- Distribute updated documents to all relevant parties (contractors, QC, QS, PM) promptly and maintain a centralized document repository accessible to all team members.
Architectural Drawing Quality Assurance :
- Ensure all architectural drawings are checked for accuracy and completeness before distribution to our QS for tendering and before submitting to contractors.
- Verify that all drawings and specifications are consistent across 2D, 3D, and rendered images.
- Expedite the approval process for material finishes by coordinating with contractors.
- In the construction phase, have approval documents well sorted and arranged.
Coordination and Communication :
- Coordinate with different departments (design, engineering, construction) to gather and update necessary documents.
- Facilitate regular document review meetings to align all teams and ensure clear and consistent communication.
Change Management :
- Track changes in project specifications and ensure all documents reflect the latest updates.
- Maintain a log of all revisions and changes for reference.
Reporting and Administrative Support :
- Generate regular reports on document status, including pending RFIs, updates, and approvals.
- Provide insights and recommendations based on document tracking data.
- Assist in administrative tasks related to project documentation, including filing, printing, and distributing hard copies if necessary.
- Manage the archival of completed project documents for future reference.
Qualification
- Preferably a degree in Architecture or a related field.
- Proven experience in document control, preferably in the construction or architectural industry.
- Strong knowledge of materials and finishes within the architectural and construction fields.
- Good understanding of construction processes and experience in the construction industry.
- Strong organizational skills and attention to detail.
- Excellent communication and coordination abilities.
- Familiarity with document management systems and BIM software.
- Ability to work independently and as part of a team.
